How Does Zillow Create Estimates
Zillow does have a formula to create estimates for your home, however there are somethings that are lacking in this formula.
One critical factor is that Zillow is not able to see the actual house to compare it to similar houses. The pricing Zillow gives out is all based on user submitted data. This means that almost anyone can simply put up a price for their home and Zillow just takes that price as an estimate on your home.
Another problem with the so-called “Zestimate” is the Comparative Market Analysis (CMA). This pricing is based on real estate agents compilation of recent sales from your area. The issue with this is that some real estate agents could low ball the properties in your area and lower the market value for your home.
If we compile everything that is used for a Zestimate, this will result in a 18 to 20% lower or higher market value. A 18-20% can be a huge number depending on the price of the home. Imagine a house in Los Angeles or Miami priced at $1,000,000. The error in estimate would result in $180,000 to $200,000! Which is unrealistic when selling your house. You can buy a house with that in several states.
