Things you need to fix before listing your house

As we mentioned from one of our previous articles. Selling your house can be costly and not that easy as it looks like other people make it seem. But if you really want to go the route of listing your home and doing the clean up yourself, here are some of the things that you will want to have fixed or repaired before putting up your home in the market.

Floors and Pathways

First thing you want to look at is your floors. Since this is one of the things that potential buyers will be seeing, you’ll want to check your floors for cracks, broken tiles, stained carpets, uneven flooring, damaged linoneum, etc. Potential buyers will judge how you have maintained your home by the way you have taken care of where you walk on. If you have kids that run around the house think about your potential buyers since it will be their children in the future running around the hallways.

Most flooring problems can be easily dealt with at a lost cost. Using rugs to cover up rough shapes would be a quick fix since it might not be usually checked. Having a professional clean up and remove stains from carpets would be the easiest way to have it fixed rather than trying to be a chemist and experiment on cleaning products to remove stains and odors is a big risk that might worsen than fix the issue. Changing linoleum is the best way to showcase your old boring floor but keep in mind that not all buyers would like to see this because it is prone to damages and would require maintenance.

Walls and Ceilings

Second thing you’ll want to look at are your walls and ceilings. Patching up damaged walls is easy, just cement or place decorations above them and you are good to go. Applying fresh paint will also add good juju on your walls, just keep in mind to have a mixture of warm inviting and plain bland colors. This way it won’t be too complex to the eyes for potential buyers and it will add more vibrance to the space. Wallpapers is also an option, getting print on old boring walls can be done but keep in mind that not everyone is interested with print on their walls.

Landscape and Plants

The outside is just as important as the inside. Adding plants on your lawn and garden gives potential buyers a sense that you are taking care of your home. This adds more value because a well taken cared outside equals to a well taken cared inside. Clean up overgrown plants and weeds, trim the trees and mow the lawn before your showcase. Doing this will show the elegance of your landscape and it’s potential to those green thumb buyers.

Kitchen and Bath

Let’s face it these are the spaces where we judge people on how they take care of their home. A dirty kitchen or bathroom is a big NO to any visitor. It doesn’t matter how you take care of your business on your bathroom but always keep it clean afterwards. Check for broken tiles or molded sinks and have them fixed right away. Getting new faucets might not seem that big of a deal but it is! Make those countertops shine and sparkle to show buyers that your kitchen is a clean place for cooking. Dust free cabinets also adds a cleaner look to your space. Getting these things done make the space modern and fresh for your showcase.

Lights

Lighting should not be disregarded, make sure your house is well lit for buyers to see the beauty of your home. Don’t make it too bright and hard on the eyes, keep cool and warm. Make use of natural light as this makes it more inviting for guests to see.
